Common Sliding Door Problems and How to Fix Them

Sliding doors are popular in Nepali homes for balconies and patios, but they can develop problems over time. Here's how to diagnose and fix the most common issues.
Problem 1: Door is Stuck or Hard to Slide
Symptoms:
Door requires force to open/close, jerky movement, or completely stuck
Possible Causes & Solutions:
Dirty or Clogged Track
Dust, dirt, and debris accumulate in the track over time.
Fix: Vacuum the track, then clean with a brush and soapy water. Dry completely and apply silicone lubricant.
Worn Rollers
Rollers wear out after years of use, especially with heavy doors.
Fix: Replace rollers (Rs. 600-2,000). This requires lifting the door off the track - best done by a professional.
Bent or Damaged Track
Track can bend from impact or settling of the building.
Fix: Minor bends can be straightened. Severe damage requires track replacement (Rs. 500-1,500).
Misaligned Door
Door has shifted off its track or is tilted.
Fix: Adjust the roller height using the adjustment screws at the bottom of the door. Call a professional if unsure.
Problem 2: Door Makes Squeaking or Grinding Noise
Symptoms:
Squeaking, grinding, or scraping sounds when opening/closing
Solutions:
- Clean the track - Remove debris that may be causing friction
- Apply silicone lubricant - Spray on rollers and track (NOT oil-based lubricants which attract dust)
- Check for loose screws - Tighten any loose hardware on the door frame
- Inspect rollers - Damaged or flat-spotted rollers cause grinding noises
Problem 3: Door Doesn't Close Properly
Symptoms:
Gap when closed, door bounces back, won't latch
Obstruction in Track
Small objects or debris preventing full closure.
Fix: Thoroughly clean the entire track length.
Misaligned Latch
Lock doesn't line up with the strike plate.
Fix: Adjust the strike plate position or the door height using roller adjustment screws.
Warped Frame or Door
Heat or moisture damage causing frame to bend.
Fix: May require professional frame adjustment or replacement.
Problem 4: Water Leaking Through Door
Symptoms:
Water entering during rain, puddles near door
Damaged Weather Seals
Rubber seals crack and harden over time.
Fix: Replace weatherstripping (Rs. 50-150 per running foot).
Clogged Drainage Holes
Sliding doors have weep holes to drain water. If clogged, water backs up.
Fix: Locate drain holes in the track and clear with a wire or small brush.
Gap Between Frame and Wall
Sealant around the frame has deteriorated.
Fix: Remove old sealant and apply fresh silicone sealant around the frame exterior.
Problem 5: Lock Not Working
Key Won't Turn
Fix: Apply graphite lubricant to the keyhole. If still stuck, the lock cylinder may need replacement.
Handle/Lock is Loose
Fix: Tighten the screws on the handle plate. If threads are stripped, replace with larger screws or use wall anchors.
Latch Doesn't Engage
Fix: Check if the door is properly aligned. The latch may not reach the strike plate if the door has dropped.
